As a phrase, it has a certain finality: the man is gone, out the hall, into a pink Cadillac, left the country and the life on earth. Performers use it often to let audiences know that an encore isn’t coming. Why do condos have double insurance?

We just moved into our condo and our neighbor told us we have to get insurance.  I know the association has coverage. If we get insurance too, won’t that be double coverage? —M.R., Washington, D.C.

Dear M.R.:  Absolutely not. There are two entities in a condominium association that need insurance protection---your own unit and the common areas.  The association will have a master policy insuring the common areas.  The association pays the premiums from owners’ maintenance fees.   This is normally referred to as a master policy.  Secondly, each owner is responsible for the insurance and the premiums on his own unit....  [more]
